Roofing Restoration 101: How it Works & What to Expect

Roof restoration – it’s more than a repair, but less than replacement. It’s a solution that can extend the life of a roof that is still structurally in good shape, but in need of some cleaning, maintenance, and repair. Here’s a quick review of each roofing option, and how they differ:

      • Roof Repair: a single issue fix, commonly needed after an accident, to a confined area of a roof
      • Roof Replacement: installation of an entirely new roof, structure and all. Sometimes this can be done on top of a current roof, and in other situations, the old roof needs to be removed prior to installation of a roof.
      • Roof Restoration: the cleaning, repair, and resurfacing of an existing roof to increase safety, weather resistance, and curb appeal

How Does Roof Restoration Work?

Not all roofs are a good candidate for restoration; the primary requirement is that the roof is structurally sound and prepared to continue protecting the home. So the first step of roof restoration is an inspection (inside and outside your home) by a roof restoration expert, followed up with a cost estimate if it all checks out. The inspection will detail any repairs that need to be made, spec out the coating that should be applied, measure the size of the roof, and note any specific areas that need specialized cleaning. And the estimate will let you know what it will cost to perform those restoration services.

      • Cleaning: a high-pressure wash will be completed to clear any dirt, debris, or fungus growth
      • Repairs: once clean, repairs can be done to fix any issues and prevent future ones as well; this could include replacing broken or unstable material, resealing, rebedding, and repointing – all as needed
      • Resurfacing: finally, a coating will be applied to add a new layer of protection to your roof which also enhances your home’s curb appeal

Your roof type will determine how each of these steps are completed and what tools and materials are used.

Roof restoration works best before your home is subjected to damage and/or before it reaches the end of it’s lifespan (which is generally 20-25 years). When done correctly and at the correct time, a restoration can extend your roof’s life another 10-12 years. So, keep an eye out for shingle deterioration, leaks, discoloration, cracks, mold/mildew, and any other damage to supportinroof materials (gutters, flashing, vents, downpipes, etc.) – those are signs that your roof is ready for some TLC.

How Can You Find and Identify a True Restoration Expert?

Same as you would when searching for any roofing service, you want to make sure they are licensed, insured, and experienced. Here is a great list of questions to ask when you find a potential restoration candidate – to make sure they are a good fit for any roofing project.

To find a restoration expert, there are a few things you can try. A combination of the following will probably get you the best result:

      1. Ask Your Roofing Contractor
        If you know who your original roofing contractor was, and trust their craftsmanship and quality – you can ask if they provide restoration services, or can recommend someone who does. As experts in their industry, they will likely have a wide network to be able to provide a quality referral if they don’t offer the service.
      2. Ask Your Neighbors & Other Homeowners
        Maybe one of your neighbors or other homeowners in your circle have recently restored a roof and can share their experience and maybe recommend their chosen contractor.
      3. Search Online
        An online search for “roof restoration contractors” should produce a good list of local options for you to research. Plus, for referrals you get offline, online research is a good way to start validating their work. Look specifically for information about their experience restoring roofs, and pictures that showcase the quality of their work.

One thing is for sure – roof restoration is best left to the experts, so you’ll want to be sure to find a good one. They can guarantee it gets done right, with the best materials to ensure your roof is up to the challenge of home protection for another decade or more – all while keeping your roof insurance coverage intact.

What Can You Expect During a Roofing Restoration Project?

The cleaning, repairing, and resurfacing process is dependent on the size of your roof, the amount of damage that needs repair, and the weather conditions during the time of the restoration. Generally, the whole process can take anywhere from a few days, to a couple of weeks. You may have to live through some noise and work around some equipment/tools as the contractor completes your restoration, but it should be very minimal (especially in comparison to a complete roof replacement). 

 

When all is said and done, you’ll have a beautifully enhanced roof that adds incredible curb appeal – but most importantly makes your home a safe place to live for years to come.
